Excellent news for flats owners living near the Lakeside MRT station in Singapore. Firstly the commencement of 5 storey high market at Yung Sheng, which had started work since the of beginning Sept 2003, has just been completed. This market, which comprises of a wet market and eating stalls, will benefit the surrounding estates and enhance the prices of the flats. Besides Yung Sheng, the estates that will benefit most from the market are Kang Ching, Tah Ching, Corporation Drive and the other flats in the surrounding area. Secondly, the JTC's plan to transform the Jurong Lake, which is near the Lakeside MRT station, into a 2.8km-long waterfront promendate with leisure facilities for families and sports enthusiasts. The proposed plan is targetted to be ready by 2006. With these two factors, the prices of the flats near Lakeside MRT and the surrounding estates are expected to increase. For comparison purposes, we have computed the average resale prices over the past of six months (Aug 04 - Jan 05) of Kang Ching, Tah Ching, Corporation Drive, Jurong West St 52 (Blk 517A-D) which are near lakeside MRT and Toh Guan near Jurong East MRT. |

REMARKS :
The average prices of the 3 estates, Kang Ching, Tah Ching, & Corporation Drive are much lower, as compared to Jurong West St 52 (Blk 517A-D) and Toh Guan.   Jurong West St 52 (Blk 517A-D) is directly opposite the Lakeside MRT, whereas the 3 estates requires 5-10 minutes walk to lakeside MRT. However for the size, the 3 estates are approximately 6 sq metre bigger than Jurong West St52. The minus point for the 3 estates is due to the fact that they are 3 years older than Jurong West St 52 and 1 year older than Toh Guan Estate. Jurong West St52 (Blk 517A-D) and Toh Guan are much visible to the public, while the 3 other estates are not located along main road and are blocked by schools, and some JTC flats. With the upcoming market and the proposed Peoples's Park by JTC, the place will become more popular and the 3 estates will be much sought after by many Singaporeans. The prices of the these 3 estates will be expected to close up.
